AI prompts for real estate agents in India (12 you can use today)
Most agents try ChatGPT once, get a generic answer and give up. The problem is rarely the tool. It is the prompt. A useful prompt tells the AI who you are, what you are selling, who is reading and what you want them to do next.
Below are twelve prompts built for Indian real estate. Replace everything in [brackets] with your own project details, then paste into ChatGPT, Claude or Gemini.
Always start with a context line
Save this once and paste it at the top of every chat:
You are a senior real estate sales consultant in [city, e.g. Noida]. I sell [project name], a [2/3 BHK] project in [sector/area], priced from ₹[price]. My buyers are [first-time buyers / investors / upgraders]. Write in simple, warm English that sounds like a person, not a brochure.
Lead generation
- Ad copy: "Write 5 Meta ad primary texts for [project], each under 90 words. Each one must lead with a different buyer concern: price, location, possession date, loan, family space. End with a clear call to action to book a site visit."
- Headlines: "Give me 10 ad headlines under 40 characters for [project] aimed at [buyer type]. No exaggeration, no 'best' or 'No.1'."
- Lead form questions: "Suggest 3 lead form questions for [project] that filter out casual enquiries without scaring off genuine buyers."
First reply and qualification
- First WhatsApp reply: "A lead named [name] enquired about [project] from a Meta ad. Write a friendly first WhatsApp message under 50 words that thanks them, asks their budget range and when they plan to buy, and offers to send the brochure."
- Qualification questions: "List 6 short questions to find out budget, timeline, loan need, purpose (self-use or investment) and decision makers. Order them so the call feels like a conversation."
Follow-up
- Day 2 follow-up: "The lead has not replied for 2 days. Write a WhatsApp follow-up that adds one useful fact about [project] and asks one easy question. Under 40 words."
- Day 7 follow-up: "Write a polite message for a lead silent for a week. Do not guilt them. Offer something of value, such as a price sheet or a location map."
- Revival message: "Write 3 versions of a message to revive a lead that went cold 30 days ago, using a new reason to talk: a construction update, a limited unit, or a payment plan change."
Site visit and closing
- Site visit invite: "Write a site visit invitation with two time slot options this weekend, parking and landmark details, and the name of the person who will receive them."
- Visit reminder: "Write a reminder to send on the morning of the visit. Short, friendly, with the Google Maps pin placeholder."
- Objection handling: "A buyer says: 'The price is higher than nearby projects.' Give me 3 honest, respectful replies that explain value without bad-mouthing competitors."
- Post-visit follow-up: "Write a message to send two hours after a site visit that thanks them, recaps what they liked, and suggests one clear next step."
Make the answers better
- Paste a real message that worked for you and say "match this tone".
- Ask for three versions, then pick and edit. Never send the first draft unread.
- Add facts the AI cannot know: possession date, RERA number, payment plan. Never let it invent them.
- Check every claim. Real estate advertising in India has rules, and you are responsible for what you send.
