Meta Ads for real estate leads in India: fix lead quality first
Many developers and agents say the same thing: "Meta gives us leads, but nobody picks up." Cheap leads are easy. Buyers are harder. Here is how to push the balance toward buyers.
1. Make the ad filter, not just attract
If your ad only says "Luxury homes, enquire now", everyone enquires. Put the price range, location and unit type in the creative and copy. A smaller number of people will click, but they will know what they are asking for.
2. Use a form that adds a little friction
- Use higher-intent form types where available rather than the quickest one-tap form.
- Add one qualifying question, such as budget range or purchase timeline.
- Ask for a phone number the person actually uses, and consider confirming it.
3. Speed decides who gets the visit
A lead who enquired five minutes ago remembers you. After a day, they have contacted three other developers. Connect your form to WhatsApp or a CRM so a first reply goes out in minutes. Automation tools like n8n can do this without custom code.
4. Judge campaigns by site visits, not leads
Track cost per lead, cost per site visit and cost per booking. A campaign with a higher cost per lead but more visits is usually the better one. Report each month: leads, qualified leads, visits, bookings.
5. Close the loop
Tell the algorithm what a good lead looks like by feeding back qualified or visit events where your setup allows it, and review which creatives bring serious buyers.
6. Follow the rules
Real estate advertising carries legal responsibilities, including RERA registration details and Meta's advertising policies. Check your ads and claims before you publish.
