Real estate objection handling: "the price is too high" and 6 more
Objections are not rejections. They usually mean the buyer wants one more piece of information. The goal is to understand the concern, answer honestly and ask a small next question. Never argue, and never run down a competitor.
A simple 3-step method
- Acknowledge: "That's a fair point."
- Ask: "Can I ask what you're comparing it with?"
- Answer and move: give one honest fact, then suggest a next step.
7 common objections
1. "The price is higher than nearby projects."
That's fair, and you should compare. What are you comparing on: price per sq ft, or total cost? Let me show you what's included here so you can compare like for like. [Specifications, amenities, possession date.]
2. "The location is too far."
I understand. What matters most for you: the commute, schools or hospitals? Let me share the distances and the planned connectivity so you can judge it fairly.
3. "I don't know this builder."
It's smart to check. I can share the RERA registration, the approvals and the status of completed and ongoing projects. Would you also like to speak to an existing resident?
4. "I'll decide after Diwali / next year."
No problem. Can I ask what will be different by then: budget, loan or family decision? I'll note it and update you on [price changes / availability] so you aren't surprised.
5. "I need to ask my family."
Of course. Would it help if I send a short summary you can share with them, and we plan a visit when everyone can come?
6. "The loan is a worry."
Many buyers feel that. We can check eligibility and EMI at different down payments before you decide. Shall I send an EMI sheet for your budget?
7. "Let me think about it."
Absolutely. What is the one thing you'd like to be clearer on? I'll find that out for you.
Rules that keep trust
