How to qualify real estate leads on a call: 10 questions that work
Qualifying is not an interrogation. It is a short conversation that helps you decide which unit to show, and whether this person should be a priority today. The best calls feel like help, not a form.
Open the call
Hi [Name], this is [Your name] from [Company]. You enquired about [Project] a little while ago. Do you have two minutes? I'd like to understand what you're looking for so I can suggest the right option.
The 10 questions
- "Are you looking for yourself to live in, or as an investment?"
- "Which locations are you considering besides [Project]?"
- "What size are you thinking: 2 BHK, 3 BHK or something else?"
- "What budget range feels comfortable for you?"
- "Would you be taking a home loan, or is it mostly your own funds?"
- "When are you planning to buy: this month, in 3 months, or later?"
- "Are you looking for ready-to-move or under construction?"
- "Who else will be part of the decision: family or partners?"
- "Have you visited any projects yet? What did you like or not like?"
- "If I show you a good match, can we plan a site visit this weekend?"
Listen for these signals
- Strong: clear budget, buying within 3 months, loan sorted, already visited other projects.
- Medium: exploring, needs family input, flexible timeline.
- Weak: budget far below your lowest price, "just checking rates", unwilling to share anything.
Right after the call
- Write the answers in your CRM within 10 minutes.
- Score the lead and set the next action date.
- Send a WhatsApp summary: "Thanks [Name], as discussed I'll share [brochure/unit options]. Would Saturday 11 am work for a visit?"
